Servicing FAQs

Where do I make my payment?

Your payments should continue to be made to Hamilton Home Loans until you are notified of a transfer.  The payment details are listed in the welcome letter as well as in the payment letter included in your closing package.  We will notify you by mail at the time of transfer.

Does Hamilton Home Loans transfer the loan servicing?

Yes, Hamilton Home Loans may transfer your loan servicing.

How will I get notified if the loan has been transferred?

You will receive a Notice of Transfer Letter from Hamilton Home Loans with the new investor and new servicer contact information. In addition to the notification from Hamilton Home Loans, you will also receive a letter from the new servicer.

Why was my mortgage sold to another lending institution?

The transfer and sale of mortgages is common in the mortgage industry. It fulfills the need of investors and makes funds available for other homebuyers.

Where can I find my payment information?

You will receive a mortgage statement 2 weeks prior to their payment being due.  The first payment letter that was signed at closing is a valid mortgage statement as well.

How do I know if my loan is serviced by Hamilton Home Loans?

You will receive a Notice of a Change of Payment Address letter from Hamilton Home Loans. This letter will have your new payment address, new Servicer Loan Number, and the website link to access your account.

Why am I receiving multiple letters from different companies?

Hamilton Home Loans will send you a welcome letter when you close on your loan and a goodbye letter when your loan is transferred.  Once the loan is transferred, you will receive a letter from the new investor.  Last, you will also receive a letter from the new servicer once your loan has been transferred.

This is normal and required by all parties.

Can I pay online?

If you are a new Hamilton Home Loans customer, you can submit an online payment using the ACH form above.

Once your loan has been transferred to another servicer your online payments will go through them, or if you have received a Change of Payment Address letter from Hamilton Home Loans, you can schedule additional online payments by registering and logging in above.

Can I make a payment by phone?

If you have received a Change of Payment Address letter from Hamilton Home Loans with your new loan number than you can schedule a payment by phone by calling the number below.

You can pay by phone once your loan has been transferred to another servicer by contacting them directly.

Can I set up recurring payments?

Yes.  However, not until the loan has been transferred to a new servicer or once you receive a Notice of a Change of Payment Address letter from Hamilton Home Loans.

Can I set up bi-weekly payments (Flex Payment Plan)?

Yes.  However, not until the loan has been transferred to a new servicer or once you receive a Notice of a Change of Payment Address letter from Hamilton Home Loans.

What is the “Transfer Period”?

From the date any loan is transferred to a new servicer, a new investor, or you receive a Notice of a Change of Payment Address from Hamilton Home Loans, there is a 60-day transfer period where the customer cannot be charged any late fees and no late payments can be reported to the credit bureaus.  This 60-day period allows for payments that were sent to the previous servicer, Hamilton Home Loans, to be forwarded to the new investor or servicer in a timely manner.

I mailed my first payment and then received notice that my loan was transferred. Is my payment okay?

Yes. We have processes and controls in place and under RESPA regulations are obligated to forward your payment to the new servicer during the transfer period.
